This is the essential first step to start receiving bookings and managing your property efficiently. In this guide, we'll walk you through how to complete your property setup, from the basics to cancellation policies and property rules, so your listing is ready and optimized.

Create your accommodations

You can create your properties from scratch or import them from Airbnb. You have two options depending on the level of detail you want to configure:

Do you know the difference?

  • Full accommodation: This refers to a property that is rented out in its entirety, such as an apartment, a rural house or a villa.

  • Partial accommodation: Encompasses a group of units that are booked independently, such as a hotel (where the rooms are the units) or a rural complex with several floors at the same address. In this case, the hotel would be the partial accommodation and each room would be an accommodation unit.

Set up pricing

Define your pricing structure from the get-go:

  • Maximum occupancy and supplements per additional person.

  • Default rate: The base price for your property.

  • Seasons: Create ranges with specific prices based on dates.

Adjust your booking options

Set how you want to manage your bookings:

  • Cancellation policy: Flexible, moderate or strict.

  • Property rules: Define your internal conditions.

  • Booking mode: You can allow automatic online bookings or on request.

Set up payouts

Activate and customize your payment system:

  • Advance and rest of the reservation: Decide when and how much to charge.

  • Security deposit: Add a refundable deposit if desired.

💡 AvaiBook has its own payment gateway to automate these collections.

Update the calendar

Always keep your availability up to date.

Manually:

  • Add blocks

  • Create confirmed bookings

  • Add unpaid bookings

Synchronization with other portals:

  • Using iCal files

  • Be sure to review the imported information, as only dates are synced, not booking details.

Personalize your content

From the content manager you can improve the presentation of your property:

  • Add high-quality photos

  • Fill in the features and services you offer

  • Optimize descriptive texts
