Having a complete and well-presented listing improves your visibility and increases your bookings. From the Content Manager, you can easily edit descriptions, photos, features, rules, protocols, and more.
How to access the Content Manager
Go to the Accommodations menu → Content Manager.
Click Search to display all listings, or use the filter to select the one you want to edit.
Click the pencil ✏️ icon to start editing.
If your property has multiple units, you can complete the content for each unit separately.
To start setting it up you will have to click on the Edit button, or on the pencil icon if it is part of a partial accommodation:

Note that not all fields are synced to all portals.
Below each editable field you will find a legend with icons that will tell you which portals that information is synchronized with.

You won't be able to save if required fields (*) are missing or if you exceed the character limits.
Please note that Airbnb does not allow links or contact details to be included in your listing. Avoid adding phone numbers, emails, links, or words like "Google" or "WhatsApp."
You can edit your listing’s content in multiple languages by selecting the flag of the corresponding country. Translations are not automatic.
Remember to save the information in each tab before switching to another section.
Description
Trade Name: Title visible on some channels. Use an attractive description, for example: "Apartment with sea view, ideal for families."
Accommodation overview: Short text with the highlights (number of rooms, location, services...).
Full Description: It details what the space is like, its atmosphere, style and advantages.
Services and common areas: Explain what spaces will be available to guests.
Other highlights: Extra information such as internal rules, special services or unique details.
Profile
Interaction with guests: Indicates whether you'll be available during the stay, only syncs with Airbnb.
Welcome message: Add a custom greeting, only sync with Full Booking.com.
Images
Images are essential for capturing bookings.
📷 You can add up to 50 photos (maximum 20 MB each). A minimum resolution of 1280 x 900 px is recommended.

You can reorder images by dragging them.
Use the magnifying glass to see the original format.

Hover over an image and click the tags icon.
Select a tag from the listing to assign it.
To remove a tag, click the ❌ next to its name.
Which platforms are they sent to?
Booking.com (Full Content Version): used as tags.
Airbnb XML and Vrbo XML: These are used as descriptions.
📝 Tags are not displayed in the AvaiBook booking engine.
You can view, edit, or delete tags from the same tile. The added tags will be reflected in the portals you sync content with.
Features
Type of accommodation and environment: Chalet, flat, hotel, beach, mountain, city, etc.
Tourist license: Add it in the official format. You can indicate whether you are exempt or have a provisional license.
NRUA: Add the Unique Rental Registration Number (NRUA). You can indicate if you are exempt. ( For Spain Accomodations)
Distribution: Number of rooms, bathrooms, beds, floor space, and minimum guest age.
Bed distribution: Specify the type and quantity of beds, and whether there is a private bathroom.
Bathroom distribution: Specify the configuration of the bathrooms in your accommodation, including number, type, and privacy. This ensures the information is displayed correctly on Booking.com (available only when connected via Booking Full Sync). House rules: Pets, smoking, parties, children, etc.
Additional rules: Any other rules relevant for your guests.
Services
In the Services tab, you can find the amenities or features available in your accommodation. It is important to note that there is a search filter, as not all amenities are the same across all portals. Each platform has its own list of amenities, and AvaiBook is organized to align with each platform and ensure proper timing.
Using the search filter, you can select the “All” option to view all available amenities in the system. The amenities you select here will appear primarily in the AvaiBook booking engine, and can also be configured for other portals such as Airbnb, Booking.com, Vrbo (via XML integration), Google, and HomeToGo.
To configure the amenities for each portal, follow these steps:
Select the corresponding portal in the search filter.
Review and select the amenities you want to enable for that portal.
Make sure the connection with each platform is active (either with all platforms or only some of them).
It is essential to first select the portal in the filter list so that the available amenities are displayed and can be selected correctly.
Finally, in the main list of services, you will find parking and swimming pool. Guide
Description of the neighborhood: Describe what makes the area special, including its atmosphere, nearby shops, and other points of interest.
How to get around: Provide information about transportation options, such as public transport, parking areas, and access routes.
Key collection: Explain how guests will receive the keys.
Additional Information: Use this field to provide extra instructions regarding key collection. At the moment, this information will only be sent to Booking.com in your primary language.

Scoring
What is the Accommodation Score in AvaiBook?
If your property is synchronized with Booking.com through AvaiBook, you can view its Accommodation Score directly from the property page in the Content Manager.
What is it used for?
It helps you keep your property content complete, accurate, and attractive.
It works as a checklist to improve your visibility and increase bookings.
By following the recommendations, you can better meet travelers’ expectations and improve their overall experience.
What sections are included in the score?
Page Score
Evaluates the quality of your property content, including photos, descriptions, services, and other information.Business Score
