When you connect your accommodation to Airbnb, much of the information configured in AvaiBook is automatically synced with the portal.
Below, we explain what information is synced, how certain settings are applied, and which data needs to be managed directly from Airbnb.
✅ What information is synced?
Prices, availability and restrictions
The following information configured in AvaiBook is synced with Airbnb:
Default rate: the rate configured in AvaiBook is sent to Airbnb.
Calendar and availability: periods marked as available or unavailable in AvaiBook are updated on Airbnb.
Minimum stay: the minimum stay configured for the accommodation is synced.
Seasons: the season settings defined in AvaiBook are synced.
Check-in and check-out days: restrictions regarding the days on which check-in and check-out are allowed are synced.
Check-in and check-out times: the check-in and check-out time range configured in the accommodation settings is synced, whether you have set a single time or a from/to time range.
Occupancy defined in the accommodation settings.
Additional guest fee, configured from the Airbnb connection.
Enforce weekend.
Minimum advance notice.
Maximum advance notice.
Preparation time between bookings.
📝 About minimum advance notice
Minimum advance notice determines how long before check-in a guest must make their booking.
Airbnb calculates this restriction based on the hours of the check-in day rather than the exact check-in time configured for the accommodation.
For example:
If you configure 3 hours, the guest will be able to book approximately until 9:00 p.m. on the same day.
If you configure 24 hours, they will be able to book until 11:59 p.m. on the previous day.
Airbnb also works with specific minimum advance notice values: 0, 1, 2, 3 or 7 days. For this reason, when the value configured in AvaiBook falls between two of these intervals, Airbnb adjusts it:
Between 2 and 3 days → Airbnb receives 2 days.
Between 3 and 7 days → Airbnb receives 3 days.
More than 7 days → Airbnb receives 7 days.
What is maximum advance notice?
Maximum advance notice determines how far into the future your accommodation can display availability and receive bookings.
For example, if you configure a maximum advance notice of 12 months, Airbnb will be able to receive availability for the next 12 months. This period moves forward dynamically as the days pass.
If you select current year, dates can only be opened until the end of the current year.
Preparation time between bookings
If you have configured preparation time between bookings in AvaiBook, this restriction is also synced with Airbnb.
This setting allows you to block 1, 2 or 3 nights before or after a booking, preventing another booking from being made during that period.
Please note that even if you manually unblock any of these blocked dates from the AvaiBook calendar, as long as the preparation time setting remains active, the restriction will continue to be sent to Airbnb.
Accommodation information and content
Much of the information configured in AvaiBook's content manager is also synced with Airbnb, including photos, business name, descriptions, accommodation layout, features, amenities and house rules.

You can check which information is synced by looking at the portal icons displayed below each field in the content manager:
If the Airbnb icon appears in its corresponding colour, that information is synced.
If it appears in grey, that field is not synced with Airbnb.

This section includes safety recommendations and devices, as well as certain information about the property and its surroundings. This information is synced with Airbnb so that guests can review it before booking.

Cleaning fee and other extras
Extras configured in AvaiBook can be synced with Airbnb as long as they are supported by the portal.
You can configure them from the accommodation settings > Rates. When creating or editing an extra, AvaiBook will show you which portals it can be synced with through the portal icons:
If the Airbnb icon is active, the extra is supported and can be synced with the portal.
If the Airbnb icon appears in grey, the extra is not supported by Airbnb and will not be synced.
For example, the final cleaning fee is supported by Airbnb, while other extras, such as parking, are not supported by this portal.
📌 Not all extras are supported by all portals. We recommend always checking the icons displayed when configuring each extra to see whether it can be synced with Airbnb.
For final cleaning, the amount configured is sent to Airbnb and will be taken into account in the booking price.

Promotions
Certain promotions previously configured in AvaiBook can be synced with Airbnb.
However, Airbnb also offers its own promotions, discounts and campaigns, which are managed directly from the portal and do not depend on AvaiBook.
For this reason, the price ultimately displayed or applied on Airbnb may differ from the base price sent from AvaiBook.

VAT, fees and taxes
The VAT configured in the AvaiBook accommodation settings is synced with Airbnb.
At AvaiBook, we consider the configured prices to already include VAT.
For example, if you configure a price of €100 with 10% VAT, it will be sent to Airbnb as follows:
€90.90 + €9.10 VAT = €100
This means that the total price you configured in AvaiBook remains €100.
Fees and taxes supported by Airbnb are sent according to the settings configured for the accommodation and its connection with the portal.
This is how it will appear on your Airbnb listing:
Security deposit
Information regarding the security deposit is sent to Airbnb.
Please note that AvaiBook sends this information to the portal, but the collection or pre-authorisation of the security deposit is not managed by AvaiBook.
Cancellation policies
The cancellation policies configured in the Airbnb connection are synced with the portal.
For this reason, it is important to review these settings in AvaiBook and make sure that the conditions configured are the ones you want to apply to your Airbnb bookings.
Bookings and availability
When you receive a booking through Airbnb, it is registered in AvaiBook together with the information provided by the portal.
Airbnb booking cancellations are also synced.
Bookings received from other portals or through your booking engine are not sent to Airbnb as bookings. AvaiBook updates availability to block occupied dates and prevent them from being booked again through Airbnb.
For this reason, we recommend centralising availability management in AvaiBook.
📝 You can use online booking or booking on request. If you choose online booking, all Airbnb bookings will be automatically registered in AvaiBook. If you choose booking on request, messaging must also be synced.
Conversations and messaging
With the full connection, you can sync Airbnb messaging with AvaiBook.
Once this option has been activated, you will be able to receive and reply from AvaiBook to messages relating to new bookings received after messaging sync was activated.
❌ What information is not synced?
Although much of the accommodation information can be managed from AvaiBook, certain data depends directly on Airbnb.
This includes:
Reviews and ratings: reviews collected through AvaiBook are not synced or published on Airbnb and, likewise, reviews received on Airbnb are not displayed in AvaiBook. Each platform manages its reviews independently. To prevent both AvaiBook and Airbnb from asking the same guest for a review after their stay, we recommend setting AvaiBook's review request to manual mode so you can decide which guests should receive a review request and when, or disabling it if you prefer to manage reviews for these bookings exclusively through Booking.com. 👉 See How to manage your guests' reviews in AvaiBook.
Host profile: this is managed directly from Airbnb.
Unsupported information in the content manager: not all fields configured in AvaiBook's content manager are synced with Airbnb. You can identify them using the icons displayed below each field: if the Airbnb icon appears in red, that information is synced; if it appears in grey, it will not be sent to Airbnb and must be managed directly from the portal.
Certain extras that Airbnb does not support through the connection.
Airbnb's own promotions and campaigns, which must be managed directly from the portal.
Airbnb-specific settings that are not available through the connection with AvaiBook.
Changing the accommodation assigned to a booking
Changes to the accommodation assigned to an Airbnb booking are not automatically synced with AvaiBook.
If this type of change occurs, you will need to check the booking and manually update the assigned accommodation in AvaiBook so that the information is consistent across both systems.
What happens if I change information directly on Airbnb?
Airbnb allows you to change certain listing details directly from its website or app.
To prevent these changes from being unintentionally overwritten by an update from connected software, Airbnb may lock certain attributes that you have changed directly on the portal.
When an attribute is locked on Airbnb, subsequent updates sent from AvaiBook for that field may not change the information displayed on the portal.
If you want to manage that content from AvaiBook again, you will need to unlock the corresponding attribute on Airbnb. See more information in: Airbnb Lockable attributes
This behaviour does not affect prices or availability, which continue to be updated through the connection.
If I remove the connection, will my Airbnb listing also be deleted?
No. Removing the Airbnb connection from AvaiBook does not delete or cancel the listing published on Airbnb.
Likewise, deleting an accommodation from AvaiBook does not automatically delete its listing from Airbnb.
If you want to cancel or delete the listing on the portal, you will need to manage this directly from Airbnb.
Changes may take a few minutes to appear
Even if AvaiBook has successfully sent an update, Airbnb may need a few minutes to process it and display it on the listing.
During this time, you may temporarily see previous information or differences between the two platforms.
