When you connect your AvaiBook accommodation to Booking, you can automatically keep certain information synced between both platforms.
The information that is synced will depend on the type of Booking connection you have configured: Booking Lite Sync or Booking Full Sync.
Below, we explain what information is synced in each case and which data you will need to manage directly on Booking.
Booking Lite Sync
The Booking Lite Sync connection is mainly designed to sync availability, prices and basic stay restrictions.
✅ What information is synced?
With Booking Lite Sync, the following information is synced:
Default rate: the rate configured in AvaiBook is sent to Booking.com.
Calendar and availability: available and unavailable periods in AvaiBook are updated on Booking.com.
Minimum stay: the minimum stay configured for the accommodation is synced.
Check-in and check-out days: restrictions configured for the days on which check-in and check-out are allowed are synced.
Check-in and check-out times: the check-in and check-out time range configured in the accommodation settings is synced, whether you have set a single time or a from/to time range.
Seasons: the season settings configured in AvaiBook are synced.
Force weekend: if you have configured this restriction in AvaiBook, it will also be synced with Booking.com.
Maximum advance booking period: the future period during which the accommodation will be available to receive bookings is synced. This setting works dynamically, so the available period extends as the days go by.
For example, if you have configured a maximum advance booking period of 12 months, the accommodation can show availability for bookings from today up to the next 12 months. As the days go by, new dates will become available, always maintaining the same 12-month period.
If you use the current year option, availability will only be shown for bookings until the end of the current year. Dates beyond this period will remain unavailable until they fall within the configured period.
This setting is independent of the minimum advance booking period, which determines how far in advance of check-in a booking must be made.
Preparation time between bookings: if you need to leave a gap between one booking and the next, the block configured in AvaiBook will be synced. You can set a preparation period of 1, 2 or 3 nights before or after each booking, preventing new bookings from being made during that period.
Booking information: when a booking is confirmed on Booking.com, it is automatically sent to AvaiBook with the corresponding information. Bookings from other channels are not sent to Booking.com; AvaiBook only updates availability to prevent those dates from being booked again.
Messaging: messages with the guest are synced between Booking.com and AvaiBook.
🚨 Rate plans in Booking Lite Sync
With Booking Lite Sync, you must already have rate plans created on Booking.com.
Once the connection has been established, only independent XML rate plans are synced with AvaiBook, meaning those that do not depend on another Booking.com rate plan for their prices, restrictions or conditions.
If you have other rate plans that depend on or derive their settings from a main XML rate plan, these are not synced directly with AvaiBook. Therefore, AvaiBook will not directly send information such as minimum stay, advance booking restrictions or other restrictions to these plans.
In these cases, the conditions applied will depend on the settings and rules you have configured directly on Booking.com.
For this reason, we recommend checking which rate plans are actually synced in the connection and reviewing the settings on Booking.com for those that depend on other plans.
Booking modifications
Changes to the dates of a Booking.com booking must be made on Booking.com. Once the change has been made, Booking.com will send the updated information to AvaiBook.
If the date change also results in a change to the price, whether higher or lower, we will update the total stay amount in the booking details in AvaiBook.
📝 If you manage payments through AvaiBook and have payment rules configured, these are not automatically updated when the booking amount changes. You will need to review them and, if necessary, modify them or manually manage any outstanding amounts.
Cancellations and refunds
Booking.com bookings must be cancelled on Booking.com. Once the booking has been cancelled, Booking.com will send the information to AvaiBook and the booking will also be cancelled in our system.
How a possible refund is managed will depend on where you manage your payments:
If payments are managed through Booking.com: when the guest is entitled to a refund according to the conditions of their booking, you will need to manage it with Booking.com, as Booking.com will process the refund.
If payments are managed through AvaiBook and automatic cancellation policy management is enabled: provided that the cancellation conditions are correctly configured in the Booking.com connection, AvaiBook will check the booking conditions and automatically process the refund when applicable.
If payments are managed through AvaiBook and automatic refunds are not enabled: when the guest is entitled to a refund, you will need to process it manually through AvaiBook as soon as possible.
⚠️ It is important to review the cancellation policy settings and refund management for your Booking.com connection to ensure that cancellations and any applicable refunds are managed correctly.
❌ What information is not synced?
With Booking Lite Sync, certain information is not sent from AvaiBook and must therefore be configured and kept up to date directly on Booking.com:
Additional guest price: this must be configured directly on Booking.com.
Accommodation content and settings: information configured in AvaiBook's content manager is not synced with Booking.com. This includes, among other details, occupancy or capacity, location, accommodation rules and other listing information. Any changes must be made directly on Booking.com.
Extras: extras configured in AvaiBook, such as cleaning, are not synced. You will need to configure and keep them updated directly on Booking.com.
Offers and promotions: these must be created and managed on Booking.com.
Booking mode: the booking mode configured in the AvaiBook accommodation settings is not synced with Booking.com.
Minimum advance booking period: this setting determines how many hours or days before check-in the guest must make their booking. It is not synced from AvaiBook and must be configured directly on Booking.com.
Taxes, conditions and policies: information such as VAT, tourist tax, cancellation conditions or policies, and security deposit is not synced from AvaiBook. You will need to configure it directly on Booking.com. Bear in mind that cancellation conditions may be associated with the rate plans configured on Booking.com.
Reviews and ratings: reviews collected through AvaiBook are not synced with or published on Booking.com and, likewise, reviews received on Booking.com are not displayed in AvaiBook. Each platform manages its reviews independently. To prevent both AvaiBook and Booking.com from requesting a review from the same guest after their stay, we recommend setting AvaiBook's review request to manual so that you can decide which guests to request a review from and when, or disabling it if you prefer to manage reviews for these bookings exclusively through Booking.com. If I remove the connection, will my Booking.com listing also be removed?
No. Removing the Booking.com connection from AvaiBook does not delete or cancel the listing published on Booking.com.
Likewise, deleting an accommodation from AvaiBook does not mean that its listing will automatically be removed from Booking.com.
If you want to cancel or remove the listing from the channel, you will need to manage it directly on Booking.com.
Changing the accommodation assigned to a booking
If you change the accommodation assigned to a booking on Booking.com, this change is not automatically synced with AvaiBook.
Once Booking.com has confirmed the change, you will receive an email notification informing you that changes have been made to the booking and indicating its Booking.com reference.
You will need to review the change and manually update the accommodation assigned to the booking in AvaiBook so that the information matches on both systems.
Payment rules in AvaiBook
If you manage payments for your Booking.com bookings through AvaiBook and have payment rules configured, bear in mind that these rules are not synced with Booking.com.
For this reason, it is important that your payment rules in AvaiBook are consistent with the cancellation policy and conditions you have configured on Booking.com.
We also recommend informing the guest in advance about how and when payments will be collected for their booking.
💡 You can automate this communication from AvaiBook by creating a message template containing the payment information and configuring it to be sent to the guest.
Booking Full Sync
With Booking Full Sync, a greater amount of information is synced between AvaiBook and Booking.com, including prices, availability, restrictions, certain accommodation details, taxes and conditions.
✅ What information is synced?
Prices, availability and restrictions
The following are synced:
Default rate.
Additional guest price.
Calendar and availability.
Seasons.
Minimum stay.
Check-in and check-out days.
Force weekend.
Minimum advance booking period: determines how many hours or days before check-in the guest must make their booking.
Maximum advance booking period: determines the future period during which the accommodation will be available to receive bookings. This setting works dynamically, so the available period extends as the days go by. For example, if you have configured 12 months, availability will be shown from today up to the next 12 months.
Check-in and check-out times: the check-in and check-out time range configured in the accommodation settings is synced, whether you have set a single time or a from/to time range.
Preparation time between bookings: the configured block is synced to leave a gap of 1, 2 or 3 nights before or after each booking, preventing new bookings from being made during this period.
Accommodation information
With Booking Full Sync, some of the information configured in the AvaiBook content manager is synced with Booking.com.
You can easily identify which information is synced using the channel icons displayed below each field:
If the Booking.com icon appears in blue, the information in that field is synced with Booking.com.
If the icon appears in grey, that information is not synced with Booking.com.
This allows you to check directly from the accommodation settings which information will be sent to Booking.com through the Full Sync connection.
Extras
With Booking Full Sync, certain extras configured in the accommodation settings can also be synced.
Compatibility will depend on the type of extra selected. When configuring it, AvaiBook will show you through the channel icons whether that extra can be synced with Booking.com.
Some extras may have specific syncing conditions, so we recommend checking the detailed information for each type of extra.
Taxes, policies and conditions
The following are synced:
VAT.
Tourist tax, according to the settings configured in the Booking.com connection.
Cancellation policies: the conditions defined in the Booking.com connection and associated with the rate plans synced from AvaiBook are synced.
Security deposit, according to the settings supported by the connection.
📝 Important information about cancellation policies: you may have other rate plans created directly on Booking.com that are not synced with AvaiBook. In these cases, their conditions and policies will depend on the settings configured directly on Booking.com.
Bookings and messaging
When a booking is confirmed on Booking.com, it is automatically sent to AvaiBook with the corresponding information.
Bookings from other channels are not sent to Booking.com. AvaiBook updates availability so that occupied dates are no longer available for new bookings.
The following are also synced:
Messages with the guest.
Date changes, provided they are made on Booking.com.
Updates to the total stay amount when a date change results in a price change.
Cancellations, when they are made on Booking.com.
Changes to booking dates and amount
Changes to the dates of a booking must be made on Booking.com. Once the change has been confirmed, Booking.com will send the updated information to AvaiBook.
If the change results in a price adjustment, whether higher or lower, AvaiBook will update the total stay amount in the booking details.
⚠️ If you manage payments through AvaiBook and have payment rules configured, these are not automatically recalculated when the booking amount changes. You will need to review them and, where necessary, modify or manually manage any outstanding amounts.
Cancellations and refunds
Bookings must be cancelled on Booking.com. Once the cancellation has been made, Booking.com will send the information to AvaiBook and we will update the booking status.
If you manage Booking.com payments through AvaiBook, with Booking Full Sync automatic refund management is enabled by default. When a refund is due according to the cancellation conditions applicable to the booking, AvaiBook will automatically process the refund.
If you do not manage payments through AvaiBook, the refund must be managed through Booking.com or directly by the accommodation, depending on the payment method established for the booking.
❌ What information is not synced?
Although Booking Full Sync allows a large amount of information to be synced between AvaiBook and Booking.com, certain data and settings must be managed directly on the channel:
Unsupported content manager information: not all fields configured in the AvaiBook content manager are synced with Booking.com. You can identify this using the icons displayed below each field: if the Booking.com icon appears in blue, that information is synced; if it appears in grey, it will not be sent to Booking.com and must be managed directly on the channel.
Offers and promotions: these are not synced from AvaiBook. You will need to create, modify and manage them directly on Booking.com.
Booking mode: the booking mode configured in the AvaiBook accommodation settings is not synced with Booking.com and must be configured directly on the channel.

What is the difference between Booking Lite Sync and Booking Full Sync?
Booking Lite Sync mainly keeps information related to prices, availability and basic stay restrictions synced.
Booking Full Sync extends this synchronisation to include accommodation content and settings, capacity, certain extras, taxes, policies, security deposits and other parameters, as well as allowing you to create the listing from AvaiBook.
Therefore, before making any changes directly on Booking, it is important to take into account the type of connection you have configured and check whether that information is automatically synced with AvaiBook.
