If you no longer manage a property or accommodation unit and would like to delete or deactivate it in AvaiBook, follow the step-by-step instructions below.
Please note that properties or units with upcoming bookings or active synchronizations cannot be deleted or deactivated.
📌 When you delete or disconnect a property from AvaiBook, it is not automatically removed from external platforms, as this action only affects our system.
Therefore, if you want to stop managing or publishing a listing, you must also remove or deactivate it directly on the corresponding platforms, such as Airbnb or Booking.com.
Please note that removing a property from AvaiBook does not automatically delete its listings on external portals. This step is essential and must be completed manually on each platform.
Before starting the process of deleting a property, it is important to check two key aspects
Recommended information before cancelling a property
If you plan to cancel a property, we recommend downloading in advance all available information from the different sections of the system that can be exported in Excel, PDF, or other formats.
It is good practice to keep this information, as it may be useful in the future for reference, accounting purposes, or data recovery.

While you can export various types of information, we strongly recommend downloading the following:
List of reservations
Occupancy and reservation history
Invoices issued to travelers
These documents are the ones most commonly needed later.
Check before deleting
Future confirmed bookings
Check your calendar to see if the property has any active bookings for future dates.
If there are, you will not be able to delete the property until these bookings are canceled in AvaiBook.
To do this, open each reservation in the system and manually cancel it within AvaiBook.
2. Active synchronizations (links to portals)
Go to Listings > My listings, select the property you want, and click Search.
Check the Links column. If a number appears, it means there are active connections.
To delete the property, you must first remove all active synchronizations.
Here are the detailed steps to disconnect the links and properly complete the removal of the property:
Delete an entire property
Go to the My Accommodations menu.
Select the property you want to remove.
In the property listing, click the trash can 🗑️ icon to delete it completely.
Important: If the property has future bookings or active synchronizations, it cannot be deleted.
Inactivate a property
Go to My Listings and select the property you want to inactivate.
On the property tab, locate the activation switch.
Click the switch to turn it off and set the property as inactive.
Don’t forget to click Save at the bottom of the page.
Delete a hosting unit
Go to My Listings and open the relevant property.
In the Units and Rates tab, click the pencil icon for the unit type you want to delete.
Remove the units you no longer need. If you delete all units in a category, the category will be removed automatically.
Click Save.
Inactivate a hosting unit
Go to My Accommodations and select the relevant property.
Open the Units & Rates tab.
Click the pencil icon for the unit type you want to modify.
A list of switches will appear, allowing you to enable or disable each unit.
Turn off the units you want to inactivate and click Save.
