How to resolve possible synchronization errors in my listings

I received an email reporting a connectivity error. Connection error with Booking, Airbnb, or Vrbo.

If you have received an email from AvaiBook notifying you of a connection error with one of your listings, you may need to correct certain information within AvaiBook to resolve it. Below are the specific guidelines by portal.


Booking

❌ License error

"The property requires a license number but none is associated! #LICENSE_ERROR#"

This error appears when the property in Booking requires a national license number (NRUA) or a regional license number, and it is not properly configured in AvaiBook.

Steps to resolve it:

  1. Review both license numbers in AvaiBook via the Content Manager:
    Properties → Content Manager → Features.
    Check that both the license number and the NRUA are correctly configured.

  2. If your property is exempt from requiring a license, mark the exemption in this section:

    • License exemptions: synchronized with Booking and Airbnb.

    • NRUA exemption: NRUA is only mandatory for tourist-use properties in territories where the Ministry requires it.
      Not all property types or regions require NRUA.
      The exemption only synchronizes with Airbnb; for Booking, verify the selected property type.

  3. Verify the property type in the Booking mapping:

    • Go to Channel Manager → Booking.com

    • Click on the property and select Go to settings

    • Choose the correct property type from the dropdown menu

📌 Consistency between AvaiBook and Booking

If this is an existing Booking listing connection, make sure the configuration matches on both platforms:

  • If the exemption is marked in AvaiBook, it must also be marked in Booking.

  • If a license number or NRUA is already entered in Booking, you must also add it in AvaiBook and not mark the exemption, as Booking requires that information according to its extranet configuration.

❌ Calendar and rate update error

[Error] => "Rate with name '*****_' already exists."_

Cause

This occurs when a rate is deleted and then recreated with the same name. Even if the rate has been removed in Booking, the system still detects it as a duplicate.

Temporary solution

Add a differentiating element to the rate name (for example, the creation date) so Booking does not detect it as a duplicate.

📝 Alternatives are being evaluated, but this is currently the most effective workaround.


Airbnb

❌ Error: NRUA – national license

"Make sure the number you provide matches your national registration number and is in the correct format..."
Example: ESLLLLXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXXX (NRUA)

This occurs when a national NRUA is required and it is either incorrectly configured or formatted improperly.

Steps to resolve it:

  • Go to Properties → Content Manager → Features

  • Check that both the license number and NRUA are correctly configured.

❌ Error: Regional license

"Make sure the number you provide matches your regional registration number and is in the correct format..."
Example: XXXXX

This occurs when a regional license number is required but not properly configured.

Steps to resolve it:

  • Go to Properties → Content Manager → Features

  • Check that both the license number and NRUA are correctly configured.


Vrbo

Suspected incomplete or incorrect connection with Vrbo

If you notice that the Vrbo connection is not working correctly, or you have not yet received confirmation of the integration, review the following:

  • Make sure you have completed all the FAQ connection steps.

  • Important: the final step involves accessing the Vrbo form. If you do not complete it, Vrbo does not receive the information and the connection will never be finalized on their side.

If you receive an email from Vrbo reporting an integration error, check the following:

  • Ensure you do not have extras created in AvaiBook with a 0 amount.

  • Verify that the license and NRUA are correctly configured in the Content Manager, if your property is not exempt.

  • Confirm that the Vrbo mapping is complete, including the following mandatory fields:

    • License

    • Cancellation policy

    • Automatic payment rules

Recommendations to avoid license errors

To ensure your listings synchronize correctly with the different portals, it is essential that the tourist registration number strictly complies with the exact format required by each authority.

Any variation (spaces, periods, double slashes, incorrect hyphens, or additional characters) may cause errors that block synchronization.

  • Always copy the number directly from the official Tourism Registry certificate.

  • Regional license: Each autonomous community establishes its own official format.

  • National license (NRUA): NRUA is a mandatory national identifier in certain provinces, particularly after new regulations came into force.

🚨 Do NOT invent formats or adapt the examples shown on the portals.

  • Do not add symbols or additional numbers.

  • Do not replace hyphens with periods or slashes with double slashes.

  • Do not use spaces.

  • Copy the number exactly as it appears on the official certificate.

If the portal indicates that “the format does not match,” contact the Tourism authority directly to confirm the official and currently valid format.

In case of exemptions (rural houses, mid/long-term stays, B&B, etc.), make sure to select the correct exemption type, as this also affects synchronization.
