As you know, each portal is different and therefore all XML synchronizations can have nuances and differences between them depending on what can or cannot be synchronized with that portal.

Depending on the portal with which you have the connection, there are some aspects that can be synchronized from AvaiBook and others cannot, through the following tables you will be able to know the most relevant ones.

Seasons:

In a reservation that occurs on dates that are between two different seasons, the restrictions of the season of the check-in date will be taken into account for all XML portals.

The price of the seasons, the minimum nights configured in each season, and the day of arrival and departure of the seasons are sent to all the XML portals: Booking (Limited Synchronization), Booking (Full Content Version), Airbnb XML (Full ), Airbnb XML (Limited), Vrbo XML, Rentalia, Expedia.

Price per additional person (configured in default rates or seasons):

  • Booking (Limited Synchronization): Does not synchronize, configure in the portal.

  • Booking (Full Content Version): It is synchronized, from the accommodation file.

  • Airbnb XML (Complete): It is synchronized, a single price is configured within the link.

  • Airbnb XML (Limited): It is synchronized, a single price is configured within the link.

  • Vrbo XML: It is synchronized, it is configured within the linkage.

  • Rentalia: It is synchronized, from the accommodation file.

  • Expedia: Does not sync, configure in the portal.

Accommodation capacity:

  • Booking (Limited Synchronization): Does not synchronize, configure in the portal.

  • Booking (Full Content Version): It is synchronized, from the accommodation file.

  • Airbnb XML (Complete): It is synchronized, from the accommodation file.

  • Airbnb XML (Limited): It is synchronized, from the accommodation file.

  • Expedia: Does not sync, configure in the portal.

Minimum stay:

  • Booking (limited synchronization): It is synchronized, from the accommodation file (season or default rate).

  • Booking (Full Content Version): It is synchronized, from the accommodation file (season or default rate).

  • Airbnb XML (Complete): It is synchronized, from the accommodation file (season or default rate).

  • Airbnb XML (Limited): It is synchronized, from the accommodation file (season or default rate).

  • Vrbo XML: It is synchronized, from the accommodation file (season or default rate).

  • Rentalia: It is synchronized, from the accommodation file (season or default rate).

  • Expedia: It is synchronized, from the accommodation file (season or default rate).

⚠️ *Regardless of the minimum stay you have configured in your default rates and seasons, you can configure (within the link) a specific one for the different rates that are synchronized with Booking (Limited Synchronization and Full Content Version) and Expedia; For us to send the information to these portals, the rates must be created as XML.

Minimum notice:

  • Booking (Limited Sync): Does not sync.

  • Booking (Full Content Version): It is synchronized, from the accommodation file.

  • Airbnb XML (Complete): It is synchronized, from the accommodation record 6 hours, 12 hours, 18 hours and days.

  • Airbnb XML (Limited): It is synchronized, from the accommodation record 6 hours, 12 hours, 18 hours and days.

  • Vrbo XML: It is synchronized, from the accommodation file, only days.

  • Rentalia: It is synchronized, from the accommodation file.

  • Expedia: Doesn't sync.

Maximum notice:

  • The maximum advance reservation is synchronized with all XML portals: Booking (Limited Synchronization), Booking (Full Content Version), Airbnb XML (Complete), Airbnb XML (Limited), Vrbo XML, Rentalia, Expedia.

Check in and check out time:

  • Booking (Limited Synchronization): Does not synchronize, configure in the portal.

  • Booking (Full Content Version): It was synchronized, from the accommodation tab.

  • Airbnb XML (Complete): It is synchronized, from the accommodation file.

  • Airbnb XML (Limited): Does not sync, configure in the portal

  • Vrbo XML: It is synchronized, from the accommodation file.

  • Rentalia: It is not synchronized, configure it in the portal.

  • Expedia: Does not sync, configure in the portal.

Arrival and departure day::

  • Booking (limited synchronization): It is synchronized, from the accommodation file (season or default rate).

  • Booking (Full Content Version): It is synchronized, from the accommodation file (season or default rate).

  • Airbnb XML (Complete): It is synchronized, from the accommodation file (season or default rate).

  • Airbnb XML (Limited): It is synchronized, from the accommodation file (season or default rate).

  • Vrbo XML: It is synchronized, from the accommodation file (season or default rate).

  • Rentalia: It is synchronized, from the accommodation file (season or default rate).

  • Expedia: It is synchronized, from the accommodation file (season or default rate).

⚠️ *In the case of Complete and Limited Airbnb, this information as such is not synchronized, but at the time of creating the reservation we do an availability check and see if there are entry and exit restrictions.

Force weekend:

  • The forced weekend reservation is synchronized with all XML portals: Booking (Limited Synchronization), Booking (Full Content Version), Airbnb XML (Complete), Airbnb XML (Limited), Vrbo XML, Rentalia, Expedia.

Deposit:

  • Booking (Limited Synchronization): Does not synchronize, configure in the portal.

  • Booking (Full Content Version): it is synchronized, from the accommodation file.

  • Airbnb XML (Complete): It is synchronized, from the accommodation file.

  • Airbnb XML (Limited): It is synchronized, from the accommodation file.

  • Vrbo XML: It is synchronized, from the accommodation file.

  • Rentalia: It is synchronized, from the accommodation file.

  • Expedia: Does not sync, configure in the portal.

⚠️ *For those portals with which it is possible to manage the collection of the reservation with AvaiBook, to manage the deposit, if you want to do it with us, you have to create a pre-authorization rule.

  • Airbnb XML (Complete): They are synchronized through the content manager in the House Rules section (Suitable for children, pets allowed, smoking prohibited, parties and events allowed

  • Airbnb XML (Limited): They do not synchronize, configure in the portal.

  • Vrbo XML: They are synchronized through the content manager in the House Rules section (Suitable for children, pets allowed, no smoking, parties and events allowed)

  • Rentalia: They are not synchronized, configure in the portal.

  • Expedia: They do not synchronize, configure in the portal.

Cancellation policy:

  • Booking (Limited Synchronization): Does not synchronize, configure in the portal. Reflect in AvaiBook, in the link, the cancellation policy chosen in the portal.

  • Booking (Full Content Version): It is synchronized, it is configured within the link.

  • Airbnb XML (Complete): It is synchronized, it is configured within the link.

  • Airbnb XML (Limited): Does not sync, configure in the portal.

  • Vrbo XML: It is synchronized, it is configured within the linkage.

  • Rentalia: It is synchronized, it is configured in the accommodation file.

  • Expedia: Does not sync, configure in the portal.

Book online/on request:

  • Booking (Limited Synchronization): Online booking only.

  • Booking (Full Content Version): Online booking only.

  • Airbnb XML (Complete): Book online and on request. It is configured in the binding.

  • Airbnb XML (Limited): Book online and on request. It is configured in the binding.

  • Vrbo XML: Book online and on request. It is configured in the binding.

  • Rentalia: Only reservation on request.

  • Expedia: Online booking only.

Availability and reservations

Modification of reservation - dates:

  • Booking (Limited Synchronization): The change is made from the portal and the change of dates is processed automatically if there is availability.

  • Booking (Full Content Version): The change is made from the portal and the change of dates is processed automatically if there is availability.

  • Airbnb XML (Complete): The change is made from the portal and, if it is the same listing, the change of dates is processed automatically if there is availability. On the other hand, if it is not the same listing: if the second listing is connected, we process the change of dates; while if the second listing is not connected, we do not process the change of dates and you will not receive an email from AvaiBook notifying you.

  • Airbnb XML (Limited): The change is made from the portal and, if it is the same listing, the change of dates is processed automatically if there is availability. On the other hand, if it is not the same listing: if the second listing is connected, we process the change of dates; while if the second listing is not connected, we do not process the change of dates and you will not receive an email from AvaiBook notifying you.

  • Vrbo XML: The change is requested from the portal and must be done in AvaiBook. Vrbo collects modified reservation data every 24 hours.

  • Rentalia: The change is made only from AvaiBook.

  • Expedia: The change is made from the portal and the change of dates is processed automatically if there is availability.

⚠️ *For Booking.com, Expedia and Airbnb, when we receive a date change notification that we process, the total amount of the reservation is updated automatically. But no scheduled charging rules are recalculated or updated.

Modification of reservation - accommodation:

  • Booking (Limited synchronization): The change is made from the portal. The change of accommodation is not processed automatically, you will receive an email from AvaiBook to process it manually.

  • Booking (Full Content Version): The change is made from the portal. The change of accommodation is not processed automatically, you will receive an email from AvaiBook to process it manually.

  • Airbnb XML (Complete): The change of accommodation is not processed automatically, you will not receive an email from AvaiBook notifying you.

  • Airbnb XML (Limited): The change of accommodation is not processed automatically, you will not receive an email from AvaiBook notifying you

  • Vrbo XML: The change is requested from the portal, and you must process it in AvaiBook because the change of accommodation is not processed automatically, and you will not receive an email from AvaiBook notifying you.

  • Rentalia: The change is made only from AvaiBook.

  • Expedia: The change of accommodation is not processed automatically, you will receive an email from AvaiBook to process it manually.

⚠️*For Booking.com, Expedia and Airbnb, when we receive an accommodation change notification that we process, the total amount of the reservation is updated automatically. But no scheduled charging rules are recalculated or updated.

Cancellation of reservations:

  • Booking (Limited Synchronization): The traveler cancels in the portal, in AvaiBook the cancellation is processed.

  • Booking (Full Content Version): The traveler cancels in the portal, in AvaiBook the cancellation is processed.

  • Airbnb XML (Complete): The traveler cancels in the portal, in AvaiBook the cancellation is processed.

  • Airbnb XML (Limited): The traveler cancels in the portal, in AvaiBook the cancellation is processed.

  • Vrbo XML: The traveler requests the cancellation in the portal, the cancellation must be manually processed in AvaiBook.

  • Rentalia: The traveler cancels the reservation, in AvaiBook the cancellation is processed.

  • Expedia: The traveler cancels in the portal, in AvaiBook the cancellation is processed.

⚠️*In Expedia, the traveler will have to cancel them from the portal and the change will be processed in AvaiBook, except for reservations canceled by No Show.

Quotas:

  • Booking (Limited Synchronization): If you manage any accommodation with quotas, to modify the number of units you have for sale you will have to contact an AvaiBook agent.

  • Booking (Full Content Version): If you manage any accommodation with quotas, to modify the number of units you have for sale you can do it from the link by activating or deactivating units.

  • Airbnb XML (Complete): If you manage any accommodation with quotas, to modify the number of units you have for sale you can do it from the link by activating or deactivating units.

  • Airbnb XML (Limited): If you manage any accommodation with quotas, to modify the number of units you have for sale you can do it from the link by activating or deactivating units.

  • Vrbo XML: You can only work with full rental accommodation.

  • Rentalia: You can only work with full rental accommodation.

  • Expedia: If you manage any accommodation with quotas, to modify the number of units you have for sale you will have to contact an AvaiBook agent.

📸 Content

For portals that don't sync content, you'll need to set it up directly on the portal.

⚠️The location of the accommodation is through coordinates and it is very important that the full address of the accommodation matches those coordinates, otherwise the portal will give a validation error.

  • Booking (limited synchronization): It does not synchronize, you have to put the content in the portal.

  • Booking (Complete Content Version): The parts indicated with an icon in the content manager are synchronized.

  • Airbnb XML (Complete): The parts indicated with an icon in the content manager are synchronized

  • Airbnb XML (Limited): It does not synchronize, you have to put the content in the portal.

  • Vrbo XML: The parts indicated with an icon in the content manager are synchronized.

  • Rentalia: It is not synchronized, you have to configure the content in the portal.

  • Expedia: It does not synchronize, you have to configure the content in the portal.

💶 Collection management - BDP

Charges:

  • Booking (Limited Synchronization): If you wish, you can set up automatic charging rules to charge with AvaiBook.

  • Booking (Full Content Version): If you wish, you can configure automatic collection rules to charge with AvaiBook.

  • Airbnb XML (Complete): 100% of payments managed by Airbnb.

  • Airbnb XML (Limited): 100% of payments managed by Airbnb.

  • Vrbo XML: 100% of the charges managed by AvaiBook.

  • Rentalia: Mandatory to collect the advance with AvaiBook, rest of the optional charges.

  • Expedia: If you wish, you can set up automatic charging rules to charge with AvaiBook.

We advise you for Booking and Expedia to configure that you want AvaiBook to be the one who manages the collections of your reservations, so that they send your travelers' card data through synchronization, and configure automatic collection rules to manage them.

Managing collections with AvaiBook from:

-Booking.com and Expedia: remember to set up an additional charge rule for the extras you want to charge for. These portals send us only the amount of the reservation stay.

-Vrbo: it is not necessary to configure additional rules for the extras, the obligatory extras are already included in the total of the reservation.

Refund:

  • If you have an Expedia or Vrbo XML cancellation (or limited Booking in which we do not manage cancellation policy) you will have to make the refund to your traveler from AvaiBook.

  • In the case of Booking (Limited Synchronization and Full Content Version) if you manage the cancellation policy with AvaiBook, if there is a cancellation and the refund corresponds to your traveler, we will do it automatically.

If we do not manage the cancellation policy of this portal, you will have to return manually from AvaiBook.

Manual or automatic messages to travelers:

  • Booking (Limited Synchronization): We send but we do not receive.

  • Booking (Full Content Version): We send but we do not receive.

  • Airbnb XML (Complete): We send, and receive if messaging is active.

If you want AvaiBook to manage conversations with Airbnb you will have to activate it in AvaiBook from within the Airbnb link, it is also necessary to activate the messaging permission for AvaiBook in the Airbnb account associated with the ad. If you later want to stop managing the conversations with a specific accommodation, you will have to disconnect the accommodation and reconnect it.
