In many cases, Airbnb applies its own settings, adjustments, or calculations to the amounts sent from AvaiBook.

Airbnb may apply its own calculations to the price
Although AvaiBook correctly sends the configured amounts, Airbnb may display different prices depending on:
commissions,
taxes,
promotions,
discounts,
rounding,
or the platform's own settings.
For this reason, the price displayed to the guest may not exactly match the price configured in AvaiBook.
VAT, taxes, and price differences on Airbnb
If you have VAT configured in AvaiBook, it is important to bear in mind that the price displayed in the listing may not appear exactly the same as the price configured in our system.
This is because AvaiBook correctly sends the configured VAT amount and Airbnb then performs its own internal calculations to display the final price on the public listing.
For this reason:
The nightly rate displayed on Airbnb may differ from the one configured in AvaiBook, although the final total amount of the booking will still be correct.
It is important to bear in mind that this does not mean there is an error in the booking price.
The difference is solely due to the way Airbnb calculates and publicly displays the amounts in the listing.
If you want the nightly rate displayed on Airbnb to exactly match the rate configured in AvaiBook, we recommend not configuring VAT directly in AvaiBook.

Promotions and discounts on Airbnb
Airbnb allows promotions and discounts to be applied directly from the platform, so the price displayed to the guest may differ from the price originally configured in AvaiBook.
These promotions may be configured:
directly in AvaiBook,
directly on Airbnb,
or even activated automatically by the platform itself.
For this reason, it is important to always check both platforms.
⚠️ We do not recommend configuring promotions on both platforms at the same time
If discounts are active in both AvaiBook and Airbnb, the amounts may be combined or displayed differently than expected.
To avoid inconsistencies, we recommend centralizing the management of promotions on a single platform.
Airbnb may have active promotions even if you haven't configured them manually
In many cases, property owners indicate that they do not have any active promotions but later find bookings with discounts applied.
This can happen because Airbnb may automatically activate certain promotions or commercial campaigns for the listing.
For example:
discounts for new bookings,
automatic promotions,
weekly or monthly discounts,
Airbnb promotional campaigns,
coupons,
or temporary commercial adjustments.
These promotions may be applied directly by Airbnb without needing to be configured beforehand in AvaiBook.
What can this cause?
The price displayed to the guest may:
not exactly match the price configured in AvaiBook,
show additional discounts,
or reflect promotions that are only active on Airbnb.
This does not necessarily mean that there is an error in price synchronization.
Settings active directly on Airbnb
Some settings configured directly on Airbnb may also affect the amount displayed, such as:
Smart Pricing,
custom discounts,
manual promotions,
stay adjustments,
or the platform's own tax settings.
Changes may take a few minutes to update
After changing rates in AvaiBook, Airbnb may need a few additional minutes to process and update the new amounts in the listing.
During this time:
previous prices may still be displayed,
temporary differences may occur,
or calculations may not yet be updated.
Differences due to rounding or currency conversion
In some cases, Airbnb may apply:
currency conversions,
automatic rounding,
or internal calculations to the amounts.
This may result in small differences compared with the price originally configured in AvaiBook.
