From AvaiBook, you can connect your properties to idealista and publish listings for mid- and long-term stays.

📝 This integration is only available for stays longer than 28 days.

Before you start

Before connecting your account, make sure you meet the following requirements:

Have an active idealista/tools account.
Have partner integrations enabled in your idealista account.
Have your ILC key available.
Have your property correctly configured in AvaiBook.

⚠️ The ILC key is not enabled automatically. The ILC key field will only appear in your idealista/tools account once it has been manually enabled by an idealista representative. If you cannot see this field, contact your idealista account manager and ask them to enable it before continuing.

What is the ILC key?

The ILC key identifies your idealista account and is required to connect your listing with AvaiBook.

⚠️ Without this key, the integration cannot be completed.

Where can I find my ILC key?

Once it has been enabled, you can find your ILC key in idealista/tools.

Log in to idealista/tools.
Go to Profile.
Open Settings.
Select the Integrations tab.
Copy the value from the Bulk Import Key field. It always starts with ilc.

The Integrations tab is only available once your idealista Account Manager has enabled partner integrations for your account.

This option is not available by default and cannot be enabled by the user.

If you do not see this section, you will need to contact idealista and request that it be activated.

Mandatory minimum requirements

Before starting the connection, make sure your property includes all the required information.

Your property must have:

At least 5 photos.
A monthly price greater than €0.
A built area greater than 0.
A valid Energy Performance Certificate (EPC) for the country where the property is located.

During the synchronization process, AvaiBook will automatically verify that your property meets all the requirements defined by idealista. If any mandatory information is missing, the system will prevent you from continuing and will indicate which fields need to be completed.

Some of this information is configured in the Property details, while the rest is managed through the Content Manager.

For this reason, we recommend reviewing the following sections before starting the connection.

Information to complete in the Property details

In the Property details, make sure the following fields are correctly configured:

Mid Term Threshold (must be 28 days or more).
Monthly price.
Maximum stay.
Geographic coordinates (located in the General information tab of the Property details).

You can find these settings under: Accommodations → My accommodations → Mid Term

⚠️ These fields are mandatory for your listing to be published successfully on idealista.

Information to complete in the Content Manager

From the Content Manager, the system will verify that your property includes the following information:

Property address.
A description with at least 400 characters.
At least 5 photos.
A Content Manager completion score above 50%.
Built area.
A valid Energy Performance Certificate (EPC) for the country where the property is located.
Number of bathrooms.
Number of bedrooms.

📝 The fields for Built area, Energy Performance Certificate (EPC), Number of bathrooms, and Number of bedrooms are part of the new requirements introduced by idealista for publishing property listings.

What happens if information is missing?

If any of the required information is missing, AvaiBook will display a screen like the one below when you start the synchronization process. It will identify the missing information and provide a direct link to the Content Manager, where you can complete the required fields.

As long as any required information is missing, you will not be able to continue with the connection to idealista.

Create the connection to idealista

Once you have met all the requirements above, go to:

Channel Manager → Create synchronization

Then:

Select the idealista channel.
Choose the property you want to connect.
Tick the "I agree to and accept the Terms of Use" checkbox.
Click Connect to idealista.

📝 If you work with partial properties

If the selected property is configured as a partial property (one main unit with multiple accommodation units), the connection process is exactly the same.

The only difference is that AvaiBook will display all the accommodation units associated with the main unit, allowing you to choose whether you want to connect one, several, or all of them to idealista.

Enter your ILC key

In the next step, you will need to enter the ILC key you obtained earlier.

You will then need to choose one of the following options:

Create a new listing

Select this option if the listing has not yet been published on idealista.

Connect an existing listing

Select this option if the listing already exists on idealista.

Create a new listing

If you selected Create a new listing, you will first need to create a contact.

By default, the following option will be selected:

Create using AvaiBook data

Click Create contact.

The system will automatically use the information configured under: My Account → My Details

Once the contact has been created:

Click Connect for the corresponding property.
When the indicator turns green, the connection has been successfully established.

Click Next to continue.

Configure the property type

Select the property type that best matches your accommodation.

idealista currently supports three property categories:

Apartment
House / Villa
Country House

Once you have selected the appropriate category, the property-specific fields under Property Features will be displayed automatically for you to complete.

Apartment

House / Villa

Country House

Final configuration

In the final step, you will need to complete the information required to publish your listing. All of the following fields are mandatory.

Address visibility

Choose how you want the property's address to be displayed:

Full address
Street only
Hidden

Listing visibility

Choose where you want your listing to be published:

idealista: The listing will be visible in the idealista search results.
Microsite: The listing will only be published on the real estate agency's microsite.

Security deposit (months)

Specify the number of months' security deposit.

Allowed values:

Between 1 and 6 months.

Click Finish.

Connect an existing listing

If you already have a listing published on idealista, select the Connect an existing listing option during the connection process.

After entering your ILC key, AvaiBook will automatically retrieve all the listings published under your idealista account.

For each listing, the following information will be displayed:

Listing name
idealista listing ID
Property address

This information is retrieved directly from idealista.

Next, simply select which AvaiBook property corresponds to each of the idealista listings displayed, and click Connect to link them.

Once the mapping has been completed, the connection will automatically move to the Pending completion status.

Important: Since this is an existing listing on idealista, you will not need to complete the listing creation wizard (contact, property type, property features, and final configuration), as this information already exists in idealista.

From that point on, idealista will begin the validation process for the connection. Once the validation is complete, the listing will be successfully connected to AvaiBook.

Information sent automatically

In addition to the information configured during the setup wizard, AvaiBook will automatically send the following information to idealista, indicating that the property:

Is furnished.
Is fully equipped.
Is in good condition.
Is available for rent.

In addition, the rest of the listing content—such as the description, photos, built area, Energy Performance Certificate (EPC), and all other information configured in the AvaiBook Content Manager—will also be synchronized automatically.

What information is synchronized by this integration?

Once the connection has been completed, AvaiBook will automatically synchronize the following property information with idealista:

Property description.
Photos.
Property features.
Monthly price.
All other information required as mandatory listing content.

In addition to the information above, AvaiBook will automatically send the following property settings to idealista:

The property is furnished.
The property is fully equipped.
The property is in good condition.
The property is available for rent.

These values are sent automatically when the connection is created and do not need to be configured manually in AvaiBook.

What is not synchronized?

⚠️ Property availability is not synchronized between AvaiBook and idealista.

This means that the AvaiBook calendar will not automatically send availability to idealista. Therefore, all availability management must be handled directly within the idealista portal.

What happens when I receive a booking from idealista?

Bookings made through idealista are not automatically created in AvaiBook.

Therefore, whenever you receive a new booking, you must manually update the availability in AvaiBook to prevent potential overbookings.

You have two options:

Create a calendar block to reserve those dates.
Create a manual booking, entering the guest details and the rest of the booking information.

This will keep your AvaiBook calendar up to date and help prevent conflicts with your other connected channels.

The calendar and all bookings received through idealista must always be managed manually in AvaiBook.

Connection status

Once the process has been completed, AvaiBook will display a summary of the configuration along with the following message:

⚠️ Your connection is being processed. You will receive a confirmation once the process has been completed.

Once the connection has been approved, you will receive an email confirming that your property has been successfully published on idealista.

Terms of Use

By activating the idealista integration from AvaiBook, you agree to the following operating conditions:

Synchronization scope: AvaiBook will synchronize only the property content and the monthly price with idealista. Availability and rates are not synchronized and must be managed directly in idealista.
Stay duration: This integration is designed exclusively for properties offering stays longer than 28 days. Short-term stays are not supported by this channel.
Content responsibility: You are responsible for ensuring that the information published in AvaiBook is accurate and up to date. Any changes made to the property content will be automatically reflected in idealista during the next synchronization.
Compliance with requirements: The property must always meet the minimum requirements established by idealista. If any mandatory field is no longer completed, the synchronization may be interrupted.
Disconnecting the integration: You can disable the integration at any time from the Channel Manager. Disabling the integration does not automatically remove the listing from idealista. If you wish to remove the listing, you must do so directly from the idealista portal.
Portal terms: Publishing on idealista is subject to the portal's own terms and conditions. AvaiBook acts solely as a technical distribution channel and does not participate in idealista's editorial or commercial policies.
