Google Travel: Guide to Connecting Your Accommodation

AvaiBook is a Google Preferred Partner, which allows us to offer you a direct and complete integration with Google Vacation Rentals. This connection enables you to automatically synchronise rates, availability, content and bookings, making it easier to manage your accommodation from a single platform.

Information that is synchronised

Rates and conditions:

  • Base and seasonal rates.

  • Rate increase or decrease (by default, a 5% increase is applied to cover Google’s commission).

  • Extras defined in the accommodation settings, with the Google icon enabled, will have their information synchronised with Google. These extras are synchronised.

  • Cancellation policy configured in AvaiBook.

  • Automatic refund if the traveller cancels within the applicable period.

  • Scheduled payment rules:

    • By default, 50% when the booking is received and 50% on the check-in date.

    • An advance payment must be configured; a value of 0% is not allowed.

    • Changes to payment rules are not retroactive.

Accommodation content:

  • Full description, summary and commercial name.

  • Photos and descriptive tags.

  • Accommodation features: number of bedrooms, beds, amenities, house rules, etc.

Availability and bookings:

  • Availability calendar synchronisation.

  • Automatic registration of confirmed bookings in AvaiBook.

  • Synchronisation of extras associated with the accommodation.

  • Management of 100% of the stay payments through AvaiBook.

Before you start

Before connecting your accommodation to Google, make sure you know which category it falls into. This determines whether you need a Google My Business listing and how your accommodation may appear on Google.

Which Google category does your accommodation fall into?

🔹 If your accommodation falls into the Google Hotels category:

You will need a Google My Business listing.

  • If you already have one, Google will automatically verify your accommodation details and match them to your existing listing.

  • If you do not have one, you must create it before continuing with the connection.

📝 Changes to visibility in Europe: Google has changed how certain hotel search results are displayed to users in the European Economic Area, including Spain. Results now feature separate sections for online travel agencies (OTAs), comparison sites and direct providers.

The section for direct providers no longer includes features such as date filters and real-time prices within search results. This layout may make your direct booking channel less prominent in some searches.

🔹 If your accommodation falls into the Google Vacation Rentals category:

You do not need a Google My Business listing.

⚠️ Removal of the vacation rentals section in Europe: Google has announced the removal of this dedicated section from search results for users in the European Economic Area, with the rollout announced on 8 September 2026.

This means that properties will no longer receive visits or bookings through that section for affected searches. Please note:

  • Your property information may still appear elsewhere, including on Google Maps, Google Travel via google.com/hotels, and in other search results.

  • The change depends on the user’s location when searching, not just the property’s location. The information may still be used for users outside the European Economic Area.

  • Google has stated its intention to bring back a vacation rentals experience in this region, but has not announced a date for its return.

These changes are part of Google’s efforts to comply with the EU’s Digital Markets Act. The removal of this section does not indicate a synchronisation issue with AvaiBook, and Google has stated that data providers do not need to take any action.


How to connect AvaiBook to Google Travel

🔹 Step 1: Start the connection process

  • Go to Channel Manager in your AvaiBook account.

  • Click Create synchroisation

  • Select Google as the channel and choose the accommodation you want to connect.

  • Read the terms of use, then tick the box to accept them.

  • Click Connect with Google.


🔹 Step 2: Complete your accommodation details

Select your accommodation category from the available options. Each category includes a brief explanation to help you choose. For a full description of each category and its features, see this guide.

If your accommodation is rented by room or unit, select the units you want to connect to Google.

If your accommodation is rented as an entire property, you can skip this step. Once you select the category, you will go straight to the next step.


🔹 Step 3: Configure the synchronisation

In this final step, complete the settings for your Google connection:

  • Google rate adjustments: set an increase or decrease to your rates. By default, rates are increased by 5%, passing the Google affiliate commission on to the guest and including it in the final price of the stay.

  • Cancellation policy: the policy configured in AvaiBook will be displayed. If you need to change it, update it in your accommodation settings.

  • Scheduled payments: set up payment rules to suit your needs.

The total amount does not include the cleaning fee. If you charge this fee, you must create an additional payment rule:


Managing payments for Google bookings in AvaiBook

AvaiBook manages the collection of the full amount of each booking. It is therefore essential to configure your payment rules correctly. By default, AvaiBook sets a 50% prepayment, with the remaining balance due on the check-in date. You can adjust these settings as follows:

  1. Prepayment: Set the percentage or fixed amount to be charged automatically when the booking is confirmed.

  2. Remaining: Specify when and how the remaining balance will be charged.

You can review these rules under Online payments > Settings in your AvaiBook account.

🚨 You must set up separate payment rules for mandatory extras, such as the cleaning fee.

AvaiBook will release the booking payment according to your accommodation settings and whether the Anti-fraud Guarantee is enabled. If it is disabled, the amounts collected will become available once the free cancellation period has ended.


Are the payment rules for Google Travel the same as those configured in my AvaiBook booking engine?

No. Although availability and the booking process on Google Travel may appear integrated with the AvaiBook booking engine, the payment conditions for Google bookings work independently of your booking engine settings.

This means that if you have configured a 0% prepayment on your website, that setting only applies to bookings made through your direct booking channel.

For bookings received through Google Travel, a prepayment is mandatory, so you cannot set it to 0%.

You can choose a prepayment percentage that best suits your pricing strategy.


Managing cancellations for Google bookings in AvaiBook

If a guest requests a cancellation, or you need to cancel the booking yourself, you must do so directly in AvaiBook, following the same process as for a booking received through your booking engine.

Additional considerations

  • Google prioritises the information configured in AvaiBook, so it is essential to keep it up to date.

  • Your listing may take between 72 hours and 7 days to appear on Google.

  • If Minimum number of days you can book in advance is set to Not specified, Google will apply a default of 1 day.

How can I check whether my accommodation is connected to Google?

🔹 Your listing may take between 72 hours and 7 days to appear after synchronisation is complete.

If the “AvaiBook by idealista” logo appears, your connection is active!

How can I find my listing on Google?

Go to Google Travel.

Search for your property by name or location.

Why is my property showing on Google through another platform, such as Bluepillow?

If your property was already listed through another platform (Bluepillow, FindHotel, TravelStation, etc.), that listing may temporarily be more visible.

➡️ To resolve this, contact that platform directly and ask them to remove the listing and your property details. This will allow the AvaiBook listing to take priority.

What should I do if my listing appears in the wrong location on Google?

Go to Accommodations → My accommodations → General data in AvaiBook.

Check the location of your property and adjust it if necessary.

How are Google bookings billed?

Google commission: 5% + VAT (you can include this cost in the rates you charge guests).

AvaiBook payment processing fee: applies to payments collected through AvaiBook.

How do I cancel a Google booking?

If the guest requests the cancellation:

Go to Planning → Bookings and open the booking. Click Cancel and select the reason indicating that the guest wants to cancel.

If the property needs to cancel:

Go to Planning → Bookings and open the booking. Click Cancel and select the applicable reason, such as force majeure or overbooking.

Why aren’t my photos shown in the same order as in AvaiBook?

Google arranges photos automatically, so they may appear in a different order from the one in your Content Manager.

How do I connect an additional accommodation unit?

Delete the current connection.

When setting up the connection again, select the additional unit you want to link.

What is Google My Business, and when do I need it?

It’s your business profile on Google, which helps people find you in local search results.

If you select the “Hotel” category during the connection process, your property will be linked to your existing profile.

If you don’t have a profile, Google may create one automatically. This can take several weeks.

If you already have an active profile, a duplicate won’t be created.

What does it mean if the payment for a Google booking is being held?

When a booking comes through Google, AvaiBook may hold the payment for security until the applicable conditions are met:

Anti-fraud guarantee: If enabled, the payment is released 48 hours after the guest checks in.

Cancellation policy: The payment is held until the guest’s cancellation period with a right to a refund has ended.
