In this article we detail the information that is sent to Airbnb with the full XML connection (the iCal connection only synchronises the calendar availability).

Please note that, apart from the difference in the information synchronised between the XML and the iCal connection, the XML synchronisation has a great advantage in the speed of update.

This is the information that will be sent from AvaiBook to Airbnb:

Rates Synchronisation:

  • The rates (season and default rate) for the base capacity configured in AvaiBook are synchronised.

  • The capacity of the accommodation is synchronised.

  • Prices for additional person are synchronised but, you will have to configure them within the link with Airbnb in AvaiBook. It will not be possible to distinguish them by season, you must choose a single amount for all the accommodation (for all the units if it is a partial accommodation) and also for all seasons.

  • Minimum stay restrictions, check-in and/or check-out days and "force whole weekend" are synchronised.

  • Cancellation policy, you have to configure it within the link with Airbnb.

  • We send Airbnb the information about the deposit amount but we do not manage its collection or pre-authorisation.

  • The cleaning fee is synchronised, it has to be configured in the Airbnb link in AvaiBook. Other extras cannot be synchronised or created directly in the portal

  • Some discounts can be synchronised. More info

  • The Maximum number of days you can book in advance is synchronised.

  • The Minimum number of days you can book in advance is synchronised.. It is important to know that Airbnb calculates the minimum booking time based on the hours of the check-in day, not on the configured check-in time.

    Example 1: if you set a minimum advance of 3 hours, travellers will be able to make a reservation until 21:00h of the same day (23h59 - 3h = 20h59), regardless of the check-in time you have set.

    Example 2: if you set a minimum of 24 hours in advance, travellers will be able to make a booking until 23h59 of the previous day (23h59 of the check-in day - 24h = 23h59 of the previous day), regardless of the check-in time you have set.

    • For this reason, Airbnb recommends setting a minimum of 24 hours in advance if you do not want same-day bookings, and 48 hours if you do not want next-day bookings.

The information that will be prioritised in Airbnb will be the information configured in AvaiBook. You will be able to set increases or decreases on your prices for Airbnb within the link with Airbnb in AvaiBook.

Try to keep the rates and availability updated for at least the next 12 months.

Content:

  • The content you have completed within the Content Manager in AvaiBook is synchronised: photos, amenities, number of bedrooms and beds (but not the type), and house rules (settings regarding children, parties and events, no smoking, etc.), Trade name, summary, and full description..

  • The tags of the photos you have added within the Content Manager are synchronised.

  • Covid Protocols that you have added in the content manager are synchronised.

Availability and bookings:

  • Availability is synchronised. Remember that Airbnb gives priority to the AvaiBook calendar. It is essential that you keep the calendar updated in AvaiBook.

  • Booking mode: On request/Online. When you receive an online booking from Airbnb, or when you accept a booking that was on request, the booking will be automatically registered in AvaiBook.

    Likewise, we will always advise you to work with online booking, as it provides higher ad visibility and higher booking conversion.

    ⚠️ If you decide to set up on-request Booking mode, it is necessary to synchronise the messaging as well.

  • Complete traveller data is recorded (name, email, comments, etc.).

  • Cancellations are recorded.

Conversations with your guests:

With the full connection with Airbnb, you will be able to sync your Airbnb travellers' conversations (messaging ) also with AvaiBook.

This way for those new bookings that come in, after having done the full synchronisation, and after having activated messaging, you will receive the messages also in AvaiBook and you will be able to reply to them from here.
