Exceptions to activate AvaiBook Dynamic Pricing & Market Data

  • City exception: Property not assigned to a city

The property isn’t assigned to a city or it falls outside the borders of our previously defined city limits.

  • Seasonality exception: Not enough reservations to determine seasonality or Seasonality forecast error

If all the properties within a city have less than 50 reserved days (together) during the last year, we cannot determine seasonality.

  • Base Rate exception: No base rate exists


In order to generate a base rate, we need at least 5 reserved days with a valid price within the last year, more than 5 comps with at least 15 days reserved during the last year or the city needs to have more than 50 reserved nights during the last year.

  • Comps exception: No comparable properties found or Not enough comparable properties found

In order to generate comps, we do a 50km search from the property’s location. We ONLY search for active properties, so properties that we’ve scraped at least once in the last 30 days. If we find less than 5 active properties within this 50km radius, then we generate the exception.

  • Predicted days exception: No predicted days or Not enough predicted days

If a property doesn’t have any reserved days, we cannot predict future day behavior. Therefore, we cannot generate smart rates.

  • City forecast exception: No seasonal forecast or Seasonal forecast error

If a property’s city doesn’t have any reserved days, then we cannot generate a forecast for that city. Therefore, we cannot generate smart rates.

  • Scrape exception: Property has not been processed in the last 30 days

We scrape every property every 15 days (at most). If a property’s page hasn’t been scraped in 30 days, that means that it’s deactivated so we generate this exception.

  • New property exception: Property ID not in weekly run

We generate the 3 main elements of smart rates (base rate, seasonality, comps) twice a week. If the property is scraped for the first time between runs, we generate this exception. The next time the main run happens, this exception should disappear.

  • Room type exception: Property is not Entire home/apt

We only generate smart rates for properties that are listed as Entire home/apt.
