KYC (Know Your Customer) Documentation for Individuals, Self-Employed or Company

The documentation we need in order to identify and verify your identity, will depend on the billing information you inserted in AvaiBook.

There are 3 typologies or possible profiles:

  • Individual

  • Self-employed

  • Company

If you are an Individual

The documentation you must provide is:

  • DNI front and back: Photograph of the front and back of your renewed identity document, expired documents will not be accepted. Example Spanish DNI

*In the case of a foreign citizen, you must choose one of this three options:

b - N.I.E + Passport

c - N.I.E. Card + Passport

  • Bank account: A certificate of bank ownership signed by the bank for the current year (usually it is a free document). It has to be a certificate that show the full IBAN and your name as the account holder. Screenshots will not be considered valid.

  • Reinforced documentation: to complete the reinforced documentation you must provide one of these documents:

    - Tourist licence

    - The last receipt of the IBI of one of your managed accomodation

    - Registration in the Cadasatre of the accommodation you're managing

    - Utility bill of the accommodation you're managing

**It is very important that the holder of the documents is the same as the holder of your invoicing details in AvaiBook.

What if the accommodation manager is different from the owner?

In cases where the ownerships do not coincide because it is a different manager than the owner of the accommodation, we establish a responsible declaration document to completed and to add together with the reinforced documentation file provided.

In which the owner's data must be indicated. and manager affirming that he is carrying out the exploitation of the same.

If you are self-employed

The documentation you will need to provide is:

  • DNI front and back: Photograph of the front and back of your renewed identity document, expired documents are not accepted. Example Spanish DNI

*In the case of a foreign citizen, you must choose one of this three options:

b - N.I.E

c - N.I.E. Card + Passport

  • Bank account: A certificate of bank ownership signed by the bank for the current year (usually it is a free document). It has to be a certificate that show the full IBAN and your name as the account holder. Screenshots will not be considered valid.

  • Economic activity: Document that serves as proof of your economic activity, such as a receipt (from the last 3 months) from the Social Security in the self-employed regime, proof of registration in the Treasury (Model 036 or 037).

  • Reinforced documentation: to complete the reinforced documentation you must provide one of these documents:

- Tourist licence

- Last personal income tax return

- Last VAT return

- Last receipt of the IBI of one your managed accommodation

*It is very important that the owner of the documents is the same as the owner of your billing data in AvaiBook.

If you are a company

The documentation you must provide is:

  • Economic Activity: Document of the tax identification card where the company name and the tax identification certificate (CIF) appear.

  • Bank account: Bank ownership certificate signed by the bank of the current year (this is usually a free document) showing the full IBAN and your name as the account holder. Screenshots will not be considered valid. How to obtain a bank certificate / Example

  • Deeds of incorporation of the company: in this section you must include the complete articles of incorporation of the company where the date of incorporation of the company appears and the information related to the partners and administrators is reflected.

  • Business structure: Ending, you must complete the business structure of the company by adding the information of at least one of the representatives or partners of the company (indicating only personal data and providing the DNI of each one and its expiration date).

* If there is a modification of the structure of the company, the updated document must be presented where the new ownership or the new administrator of the company is reflected in substitution of the original deeds.

* In this section you must choose which of the proposed structures is the one that corresponds to your company:

1. I own 100% of the company.

2.The company has several owners with majority participation or who directly or indirectly own more than 25% of the company.

3.The company has several owners who do NOT have majority participation or do not own more than 25% of the company.

  • Reinforced documentation: to complete the reinforced documentation you must provide one of these documents:

    - Tourist licence

    - Latest personal income tax return

    - Latest VAT return

    - Last declaration of the Corporate Tax Return

    - Last receipt of the IBI of your managed accommodation

    - Certificate of tax obbligations

*It is very important that the owner of the document is the same as the owner of your billing data in AvaiBook.
